Refund & Cancellation Policy

1. General

  • 1.1 This Refund & Cancellation Policy (“Policy”) governs the terms under which payments made through the Website may be cancelled or refunded. This Policy should be read together with our Terms & Conditions and any binding property agreement executed between you and “One Islands Development FZ-LLC” (Elevate)

2. Payments for Property Transactions

  • 2.1. Payments made through the Website are considered initial or installment payments toward property bookings or purchases and are subject to the terms of the relevant Sale and Purchase Agreement (SPA) or other contractual documents executed with the Company.
  • 2.2. Online payments alone do not constitute confirmation of a property purchase. Confirmation is subject to execution of definitive agreements and compliance with UAE regulatory requirements.

3. Cancellations

  • 3.1. If you wish to cancel a booking or payment, you must notify the Company in writing at the earliest opportunity.
    3.2. Cancellation requests will be subject to review in accordance with:
    • 3.2.1. The terms of the executed SPA or booking agreement.
      3.2.2. Applicable laws and regulations of the United Arab Emirates and Dubai Land Department rules
      3.2.3. The Company reserves the right to reject cancellation requests that are not in compliance with contractual obligations or regulatory requirements.

4. Refunds

  • 4.1. Refunds, where applicable, will be processed strictly in accordance with:
    • 4.1.1. The terms set out in the SPA or booking agreement.
      4.1.2. UAE consumer protection and real estate laws.
      4.1.3. Refunds will be credited back to the original mode of payment, unless otherwise agreed in writing.
      4.1.4. Processing times for refunds may vary depending on the payment gateway and banking institutions but will generally be completed within 14 – 30 business days from approval of the refund request.
      4.1.5. Any non-refundable fees (such as administrative charges, registration fees, or government levies) will be deducted from the refund amount, if applicable.

5. Non-Refundable Payments

  • 5.1. Certain payments, such as administrative charges, registration fees, or statutory payments to government authorities, may be non-refundable.
  • 5.2. This will be clearly communicated at the time of payment, in the SPA, or in associated contractual documents.
